What determines the rent for my property?
Ultimately the rental market determines what you will pay for rent in one of our rental units. We use our large rental portfolio, marketing skills, analysis and judgment to optimize rents for each location. How are security deposits handled? Your security deposits are deposited into the property owner's security deposit account. They remain in the deposit account until you vacate the property as long as you have completed your obligations under the signed lease. By law, any security deposit money due the tenant must be refunded within twenty-one (21) days less any determined damages or rent owed. How are tenants selected? We carefully screen each prospective tenant and verify rental history, employment and obtain a report which includes credit and criminal history. We abide by all federally and state required fair housing laws. Do I pay for applying for a property? Yes. You pay a one time application fee of $35 to apply with CPM. This will be applicable to any and all of our rental units and is good for 30 days. Who pays for maintenance and repairs? The tenant is responsible for maintaining a clean and safe interior. Most multi-unit properties the maintenance is covered by the property owner. On single family properties, the tenant is responsible for basic interior maintenance. For further questions please contact us directly. What happens if I need to leave before my lease is up? We understand that sometimes people need to leave before their lease has expired. That being said, should you choose to vacate prior to the end of your lease, you will forfeit your security deposit and will be responsible for the rent of the unit until we are able to get it rented again. We will make every attempt to rent your unit as quickly as we can, but it will be subject to the fluctuations of the rental market. How much notice am I required to give when I want to move? Typically, we require a 30 day notice to vacate, but may be as long as 60 days. |
